Our Commitment to Verification Honesty

Unlike platforms that make blanket claims without explanation, Hire Derry distinguishes clearly between an indexed, publicly screened business and an actively managed, owner-verified member. We never pretend an unclaimed profile has been manually audited, and we provide transparent data signals so you know exactly where information originates.

1. Our Two-Tier Verification Framework

Every trade profile on the HireUK network operates under one of two clearly identified statuses:

Verified Local Listing
Tier 1: Baseline Directory Screening

Assigned to established local trades identified through public registries, active Google Business Profiles, and postal mapping. Signals support an active local operating or service-area presence.

Verified Business Owner
Tier 2: Claimed & Owner-Managed

Awarded only after the business proprietor claims their profile, passes identity and company authority checks, and actively manages customer quote requests.

2. Open Consumer Directory vs. Closed Lead-Generation Portals

The UK home improvement market is dominated by legacy lead-generation portals that monetize customer inquiries through paid bidding and auction loops. Hire Derry and the HireUK network operate on a fundamentally different, transparent principle:

Operating Model Lead-Generation Marketplaces HireUK Open Directory
Consumer Access Traders often gated behind mandatory job-posting forms Open, un-gated profiles with direct phone & website
Tradesperson Costs Trades frequently pay per lead or pay to bid on single jobs Zero per-lead charges; no fee for receiving direct calls
Lead Allocation Enquiries often distributed to multiple competing businesses 100% exclusive: customer chooses and contacts directly
Inclusion Policy Visibility often constrained by advertising spend or lead budgets All legitimate, screened local trades remain discoverable
Commercial Separation Sponsored bidders may displace or conceal organic choices Organic ranking transparent; promotions clearly labelled
Open Local Choice — Not a Closed Lead Marketplace:

Hire UK helps consumers discover and compare real local tradespeople directly. Businesses are included based on verified public information without having to buy leads or outbid larger competitors for basic visibility. Where promotional placements are offered, they are clearly identified and do not replace access to the wider local directory.

3. Tier 1 Screening: How Baseline Listings Are Checked

Before a contractor is listed as a Verified Local Listing, our platform conducts automated and algorithmic screening across multiple independent public datasets:

  • Google Business Profile & Service Presence: Confirmed local operating or service-area presence supported by Google Business Profile data, active telephone records, and real customer review history.
  • Postal District & Local Base Matching: We cross-reference published addresses and service areas against relevant local outcodes (e.g. YO postcodes for York, CF for Cardiff) to confirm documented coverage within the community.
  • Public UK Registry Cross-Checking: We check active trading names against public corporate registers (Companies House and public business records) to weed out ghost businesses, dormant companies, and duplicate listings.
  • Transparent Pricing Policy: Unclaimed listings show "Quotes on Request" rather than artificial placeholder rates. We only publish specific hourly rates when an owner has claimed their profile and submitted their commercial figures.

4. Tier 2 Verification: Claimed Profiles & Owner Checks

When a contractor or company administrator clicks "Claim This Business", they enter our verification workflow in the Trade Portal:

  1. Authority Confirmation: The claimant must provide verifiable proof of managerial authority, including their Companies House registration number, Sole Trader UTR, or registered corporate email domain.
  2. Direct Contact Verification: We verify the claimant via two-way authentication through the business's published telephone number or corporate email.
  3. Editorial Review: Our administrative desk audits the claim details before unlocking full operational rights to ensure listing ownership cannot be hijacked by third parties.

Once approved, the listing transitions from "Unclaimed Profile" to "Verified Business Owner", giving homeowners confidence that inquiries go directly to the management.

5. Official Registers, Competent-Person Schemes and Trade Associations

Certain trade services in the United Kingdom are subject to statutory safety regulations, competent-person schemes, or professional trade standards. While our platform badges verified business owners, we educate all homeowners on the official bodies and registers that oversee trade standards:

Trade Official UK Register Legal Requirement
Gas & Boilers Gas Safe Register Mandatory by law under Gas Safety Regulations 1998
Electrical NICEIC / NAPIT Part P Building Regulations Competent Person
Windows & Glazing FENSA / CERTASS Thermal efficiency Building Regulations compliance
Oil Heating OFTEC Oil heating equipment installation standards
Damp & Structural Property Care Assoc. (PCA) Specialist structural preservation certification

6. The Homeowner Best Practice Hiring Checklist

No directory can replace independent consumer due diligence. Before commissioning work or paying deposits, we recommend the following four-step checklist:

1. Check Official Registers Directly: For gas, electrical, or structural works, ask for the contractor's registration number and cross-reference it on the official register (e.g. Gas Safe Register or NICEIC).
2. Inspect Public Liability Insurance: Request to see a current Public Liability Insurance certificate (typically £1m to £5m cover) and check the policy expiry date.
3. Secure 2–3 Written Quotes: Always obtain detailed written estimates with an explicit scope of materials, labor, VAT inclusion, and estimated completion dates.
4. Agree Staged Payment Terms: Never pay the full amount upfront. Agree on staged milestone payments tied to inspected progress, with a final retention payment upon satisfactory completion.
